Builders in Mottingham & Eltham
We're based in Mottingham, so SE9 is home turf. Extensions, loft conversions and refurbishments for the houses around us, from a team that's never far away.
What we build around SE9
Mottingham and Eltham are full of 1930s semis and terraces, with older Edwardian streets towards Eltham Park and Lee. The jobs we're asked about most are the ones these houses suit best: a rear extension to open up the kitchen, a hip-to-gable loft for an extra bedroom and bathroom, and a full refurbishment when a house hasn't been touched in decades.

Lofts and extensions on 1930s semis
A typical 1930s semi has a hipped roof, which leaves little headroom in the loft. Rebuilding the side slope as a full gable, then adding a rear dormer, turns it into a proper room with space for stairs and an en suite. Outside a conservation area, this is often permitted development, though building regulations approval is always needed.
At the back, a single-storey rear extension of up to 3 metres on a semi is often possible without planning permission, and up to 6 metres with prior approval from the council. Most people use it to create a kitchen, dining and family space that opens onto the garden.

Questions about building in Mottingham and Eltham
Which areas around SE9 do you cover?
Mottingham, Eltham, New Eltham, Grove Park, Lee, Kidbrooke, Chislehurst, Sidcup and Blackheath, along with the rest of South East London.
Can you come out quickly for a site visit?
Usually, yes. We're based in Mottingham, so local visits are easy to fit in. Book a time online or send us a message and we'll arrange it.
Will a hip-to-gable loft need planning permission?
Often not. On many semis it can go ahead under permitted development, as long as the house isn't in a conservation area and the work stays within the volume limits. We check before you commit, and handle building regulations either way.
