Extending near the river

If your house is in a flood zone, the council will ask for a flood risk assessment with a planning application, and the extension may need raised floor levels or flood-resilient materials. It's very manageable when it's planned from the start.

Elsewhere, the usual rules apply: many single-storey rear extensions can go ahead under permitted development, while conservation areas and flats need planning permission. We'll check your house at the first visit.

Geraldo and his team recently completed a full fit-out of our flat that we purchased in terrible condition. It included a complex relocation of the kitchen and boiler to create an additional bedroom and create an open plan kitchen, diner and lounge. From start to finish, Geraldo was a true professional. His attention to detail is second to none—not just in the construction, but in the administration as well. Without even being asked, he provided a complete handover pack including Building Regs, Gas Safe, and Electrical certificates, along with all appliance warranties. We used our local council for Buildings Regulations and he deftly managed all their requirements, easing the worry for us tremendously.

He was incredibly helpful during the pre-construction phase, providing all the necessary documentation to satisfy our freeholder’s requirements. Throughout the build, he suggested several clever ways to save on costs while actually improving the design and functionality of the space. He is a 'communication is key' professional who always answers his phone and solves problems with total patience and clarity. Even after the project was finished, he went out of his way to help with a minor follow-up issue. I wouldn’t dream of using anyone else for future work.
