Essential Winter Property Maintenance Tasks

Protecting Your Gutters and Drainage

Clear gutters and downspouts before winter arrives. Blocked gutters cause water overflow that damages walls and foundations. Check that downspouts direct water well away from the building. Consider gutter guards if you have many nearby trees. Inspect for loose brackets or damaged sections that could fail under ice weight.

Heating System Preparation

Service your boiler before cold weather hits. Annual servicing prevents breakdowns during peak demand. Bleed radiators to remove trapped air that reduces efficiency. Check heating controls are working properly. Test your thermostat and replace batteries if needed. Ensure radiators are not blocked by furniture preventing heat circulation.

Preventing Frozen Pipes

Insulate pipes in unheated areas like lofts, garages, and external walls. Even basic foam pipe insulation makes a significant difference. Keep heating on at minimum levels during cold snaps, even when away. Open loft hatches slightly during extreme cold to allow warm air circulation. Know where your stopcock is located in case pipes do freeze.

Roof and Chimney Checks

Inspect your roof for loose or damaged tiles that could blow off in winter storms. Check flashing around chimneys and vents remains watertight. If you use your fireplace, have the chimney swept to prevent dangerous buildup. Look for signs of birds nesting that could block flues.

External Maintenance

Check external walls for cracks that could allow water penetration. Look at the condition of pointing between bricks. Ensure air bricks are clear and not blocked by soil or debris. Trim back overhanging branches that could damage the roof during storms. Store outdoor furniture that could be damaged by frost.

Interior Considerations

Maintain good ventilation to prevent condensation and mold growth. Use extractor fans when cooking and showering. Check window seals are intact and consider draft excluders for older windows. Keep some heating on in unused rooms to prevent damp. Monitor for signs of moisture problems.
